About Us

Results was founded in 2008 by Alan and Joyce Howard – Our goal is to provide first-class service for our clients, and most importantly, keeping the client’s objectives as our top priority. 2008, which was our very first year, was a bit of a challenge, however, we are still here and thriving. Our beginnings were focused on recreational land sales and rural residential sales. In 2009, we added another level of marketing for our clients… auctions. Land sales, and farm auctions were our early focus. We realized that to provide the best service for our real estate clients, we needed to stay focused on real estate, versus personal property.

Through the years, Results has marketed and sold tens of thousands of acres of agricultural and recreational properties through auction and private lists. We have tried many different marketing venues; We know what works and what does not. Our advertising and marketing strategy has continued to evolve into a very targeted and professional push. Our focus is on what is best for the client, not what makes us look the best.

Fast forward to present day… We still list property for sale, and we have a world class advertising platform with our association with American Farm + Ranch. For the last several years we have continued to evolve into a very specialized sales approach, without public
marketing. At first glance, you may think this sounds odd, but the majority of properties are not sold publicly. There are many private transactions, and that is what we have been doing for our clients, and with great success. Through our network, and ability to execute 1031 Exchanges, we continue to produce results for our clients quietly and discreetly. We are achieving market price and are able to help our clients exchange without the whole neighborhood knowing their business. Again, our duty is to the client and what is best for them.

Fiduciary Duty-To do the best for the client above yourself. With that said, once you understand this duty, you will realize the importance of this duty. This begins with actual comparable sales, not just telling you a big price to get a listing. This also means presenting all options that could be of better consequence for you other than a high pressure push to get you to list your property

As a real estate broker who is also active in real estate investment, I sometimes can take advantage of the greed of other agents by offering the full commission to the broker who is representing the property I want to buy. If an agent gets 8% of $200,000, that’s more commission dollars than 4% of $240,000. So, as you can imagine, real estate agents don’t “want“ to share commissions. If they can sell a property at a lower price and get the full commission, unscrupulous agents will try to talk their client into taking a lower price than the market might otherwise bring. I tested this technique with Alan, and it was a waste of my time. It became clear very quickly that Alan would prefer to get his client top dollar and split a commission if he had to, then try to talk his client into a lower price to get a full commission. I’ve had one interaction with Alan Howard from a business standpoint, and he proved that integrity was important, even if it cost him. I paid more than I wanted to pay for my Kansas farm because Alan valued his client's wealth more than he valued his own.

Our family engaged Alan to help us with undivided interests in our land holdings, and then a liquidation of one of the properties. The subject property to be sold was in Ness county, of which we owned an undivided interest. The entire process was very complex, Alan conducted a live auction for the Ness county farm, the marketing was far beyond the local newspaper and produced an out of sate buyer and successful sale. From there, we had 2 more internal sales, 2 external sales, and a 1031 exchange involving 4 properties. This was far from the ordinary transaction. Alan answered all our questions, returned all our calls, and explained each step taken to complete these transactions. My family has utilized Alan Howard for nearly everything that Results offers. Upon the death of my father, I engaged Alan to value all our farmland holdings, he understood exactly what we were needing to step up our basis. The work was expedient, accurate and easy to understand. Upon completion of establishing our basis, the farms were in undivided interests and had been for a great many years, causing lots of accounting problems, to say the least. Alan suggested that since we now had values established, that we should work on a fair way to get the land traded around internally to achieve divided interests in all parcels. All family members agreed, Alan got this fully executed for us – and it was no small task involving 11 parcels and 2 counties! When our family decided that one of our parcels in western Kansas needed to go, we again engaged Alan, who suggested going to auction. Alan put together a very comprehensive advertising package that brought attention to the local market, but had the tools in place for a national presence as well. We immediately had out of state interest in the property, Alan executed the auction, with the buyer from out of state. Alan kept us informed and did everything he said he would do and beyond. August 11, 2021 To Whom It May Concern, I am writing this letter of testimony for Alan Howard, owner of Results Reality and Results Land Company. January 24, 2020, I was notified by Gina Bell, Zoning Administrator ofHarvey County, that during a review it was noted that un-permitted construction had taken place on my property at Patterson, Kansas. Several aerial maps were included in the letter. Upon reviewing the maps and consulting Ms. Bell, it was concluded that three parties were encroaching on my property. I was not aware of the situation and with my father and brother being deceased, I had no one to consult with. To clarify the situation, I hired Alpha Land Surveys, Inc., Hutchinson, Kansas to survey the Patterson area. From the survey, it did indicate there was an encroachment issue. To help resolve this issue, I consulted Results Realty to act on my behalf. October 7, 2020 Mr. Howard contacted the parties concerned suggesting the small parcels encroached on my property would be sold to them and to resolve any additional issues. Effective August 14, 2021 the encroachment situation was finalized. All property owners bought their property share on my land and paid those expenses incurred. I have been impressed with Mr. Howard's thoroughness and keeping me up to date. Unfortunately, the COVID issue caused several delays in the matter, but I feel he acted in a timely fashion. I would hire Mr.Howard again in the selling or purchasing of land or act as a consultant.
