Alan Howard recently helped us arrange for the auction sale of pasture land that had been in the family for more than 100 years. Alan followed through with the advertising and handled the glitches that inevitably arose. We were kept informed of the details of the arrangements, and could call Alan with any questions. I highly recommend Alan Howard and Results Realty for handling your recreational land needs. Alan gave me great advice on listing our property in Harper County in south central Kansas, along with a very accurate estimate of our land's value. He provided an excellent description of the property, and provided good pictures to list on the ResultsRE website. Alan gave us frequent reports of progress on the listing, and ensured us that the property was priced well to sell. Once a buyer submitted an offer, the rest of the process was very efficient, and we had our closing and check in hand in exactly 3 weeks. We had previously listed the land using an out of state real estate company specializing in hunting and recreational property. After getting very poor service and feedback from that agency, we were fortunate to find Alan Howard and Results Realty. I can't express enough our satisfaction with his service and attitude towards us. I would definitely recommend using Alan Howard on any future real estate needs.

I have purchased two farms in Reno County through Alan Howard and he has sold one farm in Rice County for me. He does what he says he will do and is very good at tracking down information and getting questions answered. He has always been excellent at keeping me informed on all three of the transactions we have completed. I was surprised at how fast he sold the Rice county farm at 98+% of my listing price. He knows a lot of people and was helpful in getting farming arrangements made for the land I purchased in Reno County. I have worked with several Realtors over the years and in my book Alan is the best by far. I would highly recommend him on the buy or sell side and I have used him on both.

We have bought and sold properties through Alan both by auction and from his private listings and have been more than satisfied. All of the transactions have been expedient, painless and above all professional. What I like is that they keep you informed about what is going on during the listing. They have so many contacts with buyers and it looks to me that if it needs to be sold in South Central Kansas, Results Realty would be the go to Agency to get it done.

Before too much time passed, I wanted to drop you a short note to say thank you for the great job you did selling my Kingman County property. I have bought and sold property in the past, but the quality of service you and your team provided was topnotch. You were knowledgeable about the market in my area, an expert during a somewhat complex contract process and you promptly returned phone and e-mail messages - never failing to follow through on a question or concern. Alan, it's obvious you work hard to cultivate a network of potential buyers and that you work equally hard to match those buyers with the right properties - a real value if you're the seller. In addition, your marketing program is one of the most comprehensive I've seen. I interviewed a couple other agencies before listing with you and none offered a formal marketing program of your caliber. With so much focus on instant access to information via the Internet, having such a robust online presence (in addition to your print advertising) is a real plus for both buyers and sellers. I first met Alan Howard when I called about a listing on some property in Kingman County Kansas. We met and I looked the property over but it was not what I was looking for. After showing me the property Alan asked questions about the property I had in mind. A short time later Alan called me to tell me he had just listed a property he felt I would like, and I arranged to walk the property with him. He answered every question and has knowledge of the area, the Loan Institutions, and the Farm Service people. I made an offer on the property and Alan handled the negotiations very professionally. I had another property that I wanted to sell, and thought I had a buyer but like most people unfamiliar with Real estate I had failed to qualify my buyer and the deal quickly went sour. I listed the property with Alan and he sold it for a very good price. That deal failed because I could not give immediate possession. Alan once again stepped in and found another buyer and the property was sold for the same price as the first contract. To further complicate both transactions I wanted to do a trade of one property for another, Alan handled that with his knowledge of the IRS Tax Code 1031 and introduced me to a Company in the area that handled the transaction. I don't know how complicated most real estate deals are but for the average person this all looked very complicated. Alan with his professional approach and knowledge made the whole transaction very simple. I recommend Alan Howard to anyone looking for an agent that knows the area, real estate laws, and lending institutions whom is a hard working professional.

When it comes to real estate in central Kansas he knows how to price the property and how to market Kansas real estate. 3. It has been our pleasure to work with Alan on three different real estate opportunities. On one occasion we bought property from one of Alan's clients, and on the other two occasions we were the sellers. On each occasion, and from each perspective, Alan was informed, organized, straight forward, and honest. One of the properties Alan sold for us required a 3 hour round trip to show the acreage. Alan made this trip several times, without complaint, and sold the property in a very timely manner. We have recommended Alan to friends, and would not hesitate to use his company for any real estate matters that may arise in the future.
